Project WHA8WE
A real permit plan, anonymised. BauKIT produced the quantity takeoff from it, then filled in and priced the client's bill-of-quantities template.
The input
Floor plans of basement, ground and upper floor, four sections, four elevations, roof plan and site plan, all on one sheet at 1:100. No CAD model, no structural calculation, no soil report.

Plan author, applicant and landowners have been removed.
The quantity takeoff
Every quantity carries its calculation, its place in the plan and a confidence class. BauKIT had to assume only two quantities because the plan does not provide them, and says why in each case. In the bill of quantities, each of the 249 items carries its calculation as well.
labelled directly in the plan
derived from plan dimensions, formula shown
not in the plan, assumed with a reason
| Work | Quantity | Calculation / derivation | Source (plan) | Class |
|---|---|---|---|---|
| Floating heated screed 7 cm (build-ups D01/D02/D03) | 422.32 m² | 2 × (2 × 65.04 + 2 × 40.54) = 422.32, matching the net living area in the area schedule (422) | Area schedule, net living area per flat; build-ups D01/D02/D03 | PLAN |
| Precision clay block masonry 38 cm (AW02 Porotherm 38) | 403.97 m² | Ground floor left 48.62 × 2.50 − 25.31 + ground floor right 48.62 × 2.40 − 24.25 + upper floor 2 × 48.62 × 2.80 − 56.98 = 403.97; openings over 0.5 m² deducted (ÖNORM B 2204) | Wall axis 48.62 m per building block from the dimension chains; heights from section 02-01; opening schedule | HERLEIT |
| Strip topsoil 30 cm and store on site | 201.53 m³ | (924 − 252.22) × 0.30 = 201.53 | NOT IN PLAN: topsoil depth not stated, no soil report; 30 cm based on the plan note “Humus 30cm” | ANNAHME |

Review notes
The quantity takeoff ends with 16 review notes. They state which documents are missing, what was assumed as a result, and which items need recalculating once those documents exist. After them come 51 items for which a supplier price still has to be obtained. Five of the review notes:
Reinforcement was calculated from the client's reinforcement table. BauKIT also states how much the slab reinforcement would drop with precast element slabs and asks for the structural calculation and slab system to be confirmed.
Excavation class, bearing capacity and groundwater level are unknown. Disposal is priced as clean excavated soil; dewatering for the basement is not in the bill of quantities and is reported as open.
There are no building-services drawings. Chases, openings, core drillings and pipe penetrations are entered as assumptions and need agreeing with the mechanical and electrical trades.
The estimate is based on the 1:100 permit plan, using dimension chains and area stamps. Where no dimensions are given, for example for the 12 cm internal walls, BauKIT measured in the drawing and says so.
Six places where the plan and the bill-of-quantities template do not match are listed one by one. One example: an internal wall is 15 cm thick in the plan, while the template only has a 17 cm item.
The estimate
This is a partial estimate, not a turnkey construction cost. The client’s template covers master builder works, external insulation, site connections and external works. Windows, roofing and sheet-metal work, building services, electrical work and PV are not included, so no cost per m² of gross floor area can be derived from it.
